The Cliff Resort & Residences, Mui Ne
Sea-view terraces down a hillside, a private beach at the bottom.
The Cliff Resort & Residences is a 4-star resort of rooms, apartments and pool villas stepped down a hillside to its own beach at Phu Hai, about 6 km west of the Mui Ne strip. It suits families and couples who want space — kitchens, terrace hot tubs, a kids club — and don’t mind a short taxi to dinner.
Quick facts
The Cliff at a glance
The Cliff Resort & Residences is a 4-star beach resort of roughly 125–130 units — hotel rooms, one- and two-bedroom apartments with kitchens, beach bungalows and a few three-bedroom pool villas — on a hillside that runs down to its own sand at Phu Hai, Mui Ne. The room range and the beach are the real strengths. The trade-off is location: the restaurant strip is 6 km away, with no pavement to walk it.
It fits best if you want a self-contained beach stay with room to spread out, and are happy to eat in or take short taxi rides.

Why guests choose The Cliff
Three details sway most guests, and each is visible in the photos and repeated in what people write after their stay.
A hot tub on your own terrace
The Terra apartments (about 140–150 m²) each have an outdoor hot tub on a sea-facing or garden terrace, plus a kitchenette. They are the rooms guests mention most.
An infinity pool above the sea
The main pool runs to an infinity edge facing the water, with a swim-up bar. A second, lower pool is more sheltered on windy days, and a children’s pool sits alongside.
A beach at the foot of the hill
A resort path drops about 50 m to the sand, where loungers, umbrellas and towels are free and a lifeguard watches the flags. From November to March, swim where the flags allow.
Which room to book at The Cliff
For most couples, an Azul Sea View room is the one to book: 45 m², a balcony facing the sea and a king bed or twins. Families do better in the Terra and Duplex apartments, which add kitchens and second bedrooms; the beachfront bungalows swap height for direct access to the sand.

Where is The Cliff?
The Cliff stands on Nguyen Dinh Chieu, the coast road at Phu Hai, at the Phan Thiet end of the Mui Ne shoreline — about 8–10 km from Phan Thiet centre and 6 km before the Ham Tien restaurant strip most people mean by “Mui Ne”. Much of the road has no pavement, so guests ride rather than walk: short Grab and taxi trips are cheap, and the front desk calls cars.

Is The Cliff right for you?
No hotel suits everyone. This is who tends to love it, and who would be happier somewhere else.
A good fit if you
- Like the idea of a self-contained resort with its own beach, two big pools and things to do on site.
- You travel as a family or group and want a kitchen, a second bedroom or a villa with a private pool.
- You prefer quiet, green grounds at night to the bar noise of the strip.
- You are coming from Saigon by road and want to arrive and stay put.
Look elsewhere if you
- You want to stroll out to restaurants and bars at night: the Ham Tien strip is 6 km away, with no pavement.
- You need step-free access: the resort climbs a hillside with stairs, and lift access is unclear.
- You need fast, steady Wi-Fi for video calls: slow internet is the most common complaint.

The practical questions that decide a booking — distances measured, policies read, nothing guessed. Facts checked October 2026.
Location & getting there6
Is The Cliff Resort in Mui Ne or Phan Thiet?
Both names are used, and both are right. The Cliff sits on Nguyen Dinh Chieu, the coast road from Phan Thiet to Mui Ne, in what was Phu Hai Ward of Phan Thiet. Since July 2025 the address reads Phu Thuy Ward, Lam Dong, after Binh Thuan province merged into Lam Dong. The resort is about 6 km west of the Ham Tien strip that most travellers call Mui Ne, and 8–10 km from Phan Thiet centre.
How far is The Cliff from the Mui Ne strip, and can you walk it?
Not comfortably. The Ham Tien strip, where most of Mui Ne’s restaurants and bars are, starts about 6 km east — roughly 12 minutes by car. Long stretches of the coast road have no pavement and traffic moves fast, so guests take a Grab or taxi rather than walk. The front desk will call a car for you, and a short hop along the coast is an inexpensive ride.
Which airport should I fly into for The Cliff?
For most travellers it is Tan Son Nhat in Ho Chi Minh City, about 180 km away: 3 to 3.5 hours by road on the Dau Giay–Phan Thiet expressway. Phan Thiet’s own airport is still being built (civil works began in April 2026, with opening targeted for 2027). Long Thanh International, about 143 km away on the Mui Ne side of Saigon, has been proposed to open to commercial flights from 1 December 2026 — check routes before planning around it.
Does The Cliff offer an airport transfer, and what does it cost?
Yes, as a paid private car booked in advance. Booking listings in October 2026 showed about VND 3,700,000 per vehicle one way for up to five people, with 72 hours’ notice. Treat that as a guide and confirm the price with the hotel when you book. Private transfer companies in Saigon usually charge less for the same trip, and buses and the train cost far less again.
Can I get to The Cliff from Saigon by bus or train?
Yes. Sleeper and seated buses run from Ho Chi Minh City to Phan Thiet and Mui Ne in about 4–6 hours, at roughly VND 180,000–280,000 in 2026; most stop on the Ham Tien strip, so ask whether the driver can drop you at the resort or take a Grab from there. The direct train reaches Phan Thiet station in about 4 hours, but from September to December 2026 it runs Friday to Sunday only; the station is 9–12 km from The Cliff.
How hard is it to find a Grab at The Cliff after dark?
Usually, but it is slower than in a big city. Grab cars work in Phan Thiet and Mui Ne, yet there are fewer of them, and waits of 5–15 minutes are common after about 9 pm. Reception will phone a metered taxi instead. If you are eating on the Ham Tien strip, arrange your ride back before the restaurant closes.
Rooms & views6
What do the room names at The Cliff (Vela, Azul, Verde, Terra) mean?
They are wings, not a ladder of luxury. Vela rooms are the smallest, about 38 m². Azul rooms are 45 m² hotel rooms facing garden, pool or sea. Verde units are 72 m² one-bedroom apartments with a kitchen, and the bungalows (72 m²) sit near the beach. Duplex apartments are about 105 m² on two levels, Terra apartments about 140–150 m² with a terrace hot tub, and the three-bedroom villas reach about 470 m² with a private pool.
Which rooms at The Cliff have a private hot tub or pool?
The Terra apartments — garden or ocean view, one or two bedrooms — each have an outdoor hot tub on a private terrace, and the Rooftop unit has one too. The three-bedroom Villa Ocean Front has its own pool. Azul, Vela, Verde and the bungalows do not. If a hot tub is the point of the trip, book a room with Terra, Rooftop or Villa in its name.
Which rooms at The Cliff actually face the sea?
Room names are a fair guide here. Azul Sea View, Vela Ocean, Terra Ocean View, the Duplex Ocean View apartments, Bungalow Beach Front and the villas face the water. Garden View and Pool View rooms look over the grounds. The Verde Lounge has what the hotel calls a limited view, and one booking listing describes it as having no window view at all, so pick Sea, Ocean or Beach Front if the view matters.
Which room at The Cliff fits a family of four or five?
A two-bedroom Terra apartment is the easiest fit: about 150 m², two bedrooms, a kitchenette and a terrace hot tub, listed for up to five adults. The two-bedroom Duplex, about 105 m² on two levels, also works. For two families or a larger group, the three-bedroom villa sleeps six as standard. Azul rooms take a third person; extra beds can be requested — ask the hotel when you book.
Is there a lift at The Cliff, and which rooms suit guests who cannot manage stairs?
Sources disagree on whether there is a lift, and the resort is built on a slope with steps between levels; one European tour operator rates it unsuitable for guests with reduced mobility. If stairs are a problem, ask the hotel before booking for a room close to the lobby or the beach path, and whether a buggy can carry you between levels. Get the answer in writing.
Are some rooms at The Cliff noisier than others?
Yes. Guests mention traffic noise in the Verde apartments, whose windows face the gardens along the coast road, and thin walls between some bungalows. Rooms further down the slope, towards the sea, are generally the quietest. Late buggies and housekeeping trolleys come up in a few reviews as well. If you sleep lightly, ask for a room away from the road when you book.
Check-in & house rules4
What are the check-in and check-out times at The Cliff?
Check-in is from 3 pm and check-out by 12 noon, according to the hotel’s own room pages. Early check-in and late check-out depend on availability and may carry a fee, so ask the hotel when you book. The front desk is open 24 hours, which helps if you arrive late after the drive from Saigon; let the hotel know your expected time.
Does The Cliff take a deposit at check-in?
Yes. The resort takes an incidental deposit by card or in cash when you arrive and returns it after check-out to the same method; booking listings say card holds are released within 14 days. The amount is not published, so ask when you book. Visa, Mastercard, American Express, JCB and UnionPay cards are accepted.
What house rules should I know about at The Cliff?
Three catch some guests out. Durian and jackfruit are not allowed in the resort. A cleaning charge applies if you bring in seafood or alcohol to eat or drink in your room — listed at VND 300,000 for Terra units and VND 600,000 for villas. And the whole property is non-smoking, with no pets allowed, service animals included. The main guest must be at least 18.
Which address should I give a taxi driver for The Cliff?
Use the name and the road: “The Cliff Resort, Nguyen Dinh Chieu, Phu Hai”. The address since July 2025 is Khu pho 5, Nguyen Dinh Chieu Street, Phu Thuy Ward, Lam Dong, but many drivers and listings still use the old one, Phu Hai Ward, Phan Thiet, Binh Thuan. Both lead to the same gate. It is not in the new Mui Ne Ward, which covers Ham Tien and the fishing village.
Food & drink4
What is breakfast like at The Cliff, and what time does it run?
Breakfast is a buffet of Vietnamese, Asian and Western dishes with vegetarian choices, served at Vista restaurant near the lobby. The hotel’s own pages give two different times, 6:00–10:00 and 7:00–10:30, so check at reception. Guests rate it highly but find it crowded at weekend peaks; going before 8 am helps. One guest notes that barista coffee is charged separately.
How much is breakfast at The Cliff if it is not in my rate?
There is no firm figure: booking listings in October 2026 quoted anywhere from about VND 400,000 to VND 1,100,000 per adult, with lower prices for children. When the rate with breakfast costs only a little more than the rate without, it is usually the better choice. Compare both lines on the booking page, and ask the hotel for the walk-in price if you are unsure.
Where can you eat outside The Cliff?
Within walking distance there is very little. Most guests take a short taxi to the Ham Tien strip, about 6 km east, for seafood restaurants and bars, or head into Phan Thiet for cheaper local food. On site, Vista serves lunch and dinner from 11:30 am to 10 pm, with Vietnamese and international dishes and a sea-view terrace; guests call it good but pricier than town.
Is there a bar at The Cliff?
Yes. On The Rock is the bar at the main pool, where you can swim up for a drink, and the Beach Club serves drinks on the sand. The hotel also promotes Dining On The Rock, a set dinner on the cliffside; ask for prices and dates. For a livelier evening, the bars along the Ham Tien strip are about 12 minutes away by car.
Pools, beach & activities6
How many pools does The Cliff have, and what are the hours?
Two outdoor pools plus a children’s pool. The main pool has an infinity edge facing the sea and a swim-up bar; the second is smaller, lower down and more sheltered when the wind is up. A European tour operator lists the hours as 6 am to 7 pm, and neither pool is heated, so confirm the times at check-in.
Is the beach at The Cliff private, and can you swim there?
Beaches in Vietnam are public by law, but this one is reached by a resort path about 50 m from the rooms and run for guests, with free loungers, umbrellas, towels, a lifeguard and warning flags. Swimming is usually easy from April to October. From November to March the northeast wind brings waves and currents, so swim only where the flags allow. One guest mentions rocks underwater at the edges; ask staff for the best spot.
Is it windy at The Cliff, and can I kitesurf there?
From late October to March, yes. Mui Ne’s northeast trade winds are strongest from January to March and usually build by late morning, which suits kitesurfers but makes the sea rough for swimmers. Most kite schools work from the Ham Tien beach, about 6 km east, rather than from the resort, although The Cliff hosted a kite festival on its own beach in May 2026.
Is there a spa and a gym at The Cliff?
Yes. Zest Spa offers massages, body scrubs and facials, with a sauna and steam room; treatments started at about VND 750,000 in October 2026, with booking slots from 8 am to 10 pm. Book a day ahead in high season, when evening slots fill first. The gym is free for guests.
What else is there to do at The Cliff?
More than most resorts of this size. Sea kayaks are free for up to an hour, and there is beach volleyball, a mini cinema, billiards, table tennis, karaoke and bicycles, which are often free. Jet skis and other motorised water sports are paid. There is no tennis court on site, and the Sea Links golf course is across the road.
Is the Wi-Fi at The Cliff good enough for working?
It is free across the resort, but slow or patchy internet is the most frequent complaint in recent reviews. Do not count on it for video calls from your room. A local SIM card or eSIM with mobile data is the reliable backup, and a cheap one at that. If you must work, ask the hotel which areas have the strongest signal when you arrive.
Families & children4
Is there a kids club at The Cliff?
Yes. There is a free, staffed kids club with daily activities, listed for children aged about 2 to 11, plus a playground and an inflatable bouncy castle on the lawn. Opening hours are not published, so check at reception. Babysitting is available for a fee and high chairs on request. Children under 11 must be supervised by an adult at the pools and the spa.
Do children stay free at The Cliff?
Young children sharing your existing beds usually stay free, but the age limit differs by source: the hotel’s own pages say under 4, while booking listings say under 5 or under 11. Breakfast for older children is charged. The rules follow the rate you book, so read the child policy on the booking page and ask the hotel if a child is near the cut-off.
Are cots and extra beds available at The Cliff?
Extra beds are offered for most room types; a Vietnamese booking site listed one at about VND 759,000, breakfast included, for guests over 12. Cots are less clear: some listings say free on request, others say none. Ask the hotel when you book, and have the cot or extra bed added to the reservation itself rather than noted as a request.
Is The Cliff easy with a pushchair?
Not especially. The resort steps down a slope with stairs between levels, and whether there is a lift is unclear, so a pushchair will need carrying in places; a baby carrier is easier. The walk from the rooms to the beach is about 50 m along a resort path. Ask for a room on a low level near the pools and beach path if you are travelling with a baby.
Practical4
Can I pay by card at The Cliff, and should I carry cash?
Cards — Visa, Mastercard, American Express, JCB and UnionPay — are accepted at the resort for the deposit and extras, and guests mention fair currency exchange at reception. Carry Vietnamese dong for taxis, street food, the sand dunes and Fairy Stream, where card payment is not dependable. ATMs are easiest to find in Phan Thiet and along the Ham Tien strip.
Is the minibar free at The Cliff?
No, minibar items are charged, and a few guests were surprised by it. A kettle with tea and coffee is in every room. Snacks and drinks cost less from the small shop on site or from supermarkets in Phan Thiet, about 15 minutes away by car, so stock up on the way in if you are driving from Saigon.
Do staff at The Cliff speak English or Russian?
English is spoken at reception, and several guests mention Russian-speaking front-desk staff; Korean, Mandarin, French and German also appear among the listed staff languages. A few reviews say English is limited away from the front desk, and Chinese-speaking guests found help hard to come by. A translation app smooths restaurant and housekeeping requests.
What plugs and voltage do the rooms use?
Vietnam runs on 220 volts at 50 Hz. Sockets usually take two-pin plugs, either round pins (type C) or flat pins (type A), and many are combined sockets that accept both. Travellers from the UK, Ireland and Australia need an adapter. Phone and laptop chargers handle 220 V; check older hair straighteners and other appliances before you plug them in.
When to go3
What is the best month to stay at The Cliff?
For swimming, April to early June is the sweet spot: mostly dry, light winds and a calmer sea. December to March is the sunniest and driest stretch but also the windiest, which kitesurfers love and swimmers may not. July and August can bring short showers and, in some years, cloudy water from seasonal algae. October is a quiet shoulder month as the wind returns.
When is the rainy season in Mui Ne?
Roughly May to October, with the wettest weeks usually between July and September. Rain tends to arrive as afternoon or evening downpours rather than all-day storms, and the yearly total, roughly 1,100 mm at Phan Thiet, is low for Vietnam. Direct typhoon hits are uncommon this far south, though rough seas from distant storms can close the beach for a day or two.
How far ahead should I book The Cliff?
For Christmas, New Year and Tet (Lunar New Year falls on 6 February 2027), book several months ahead, and expect minimum stays and festive surcharges in those weeks. Winter also brings European and Russian long-stay guests, so terrace apartments and villas tend to go first. Outside those peaks, booking a few weeks ahead is usually enough.
